    Leasing Terms

    Leases are 12 months in duration aligned with the UTK Academic Calendar, August 1 - July 31.


    All prices listed are for 1 occupant. If an apartment is approved for 2 occupants, there is a $75/month additional rent; however, only certain apartments can accommodate 2 people. Prices include water, hot water, trash removal, recycling, high speed wireless internet and common area maintenance.


    Each apartment is separately metered for electricity (and in some, gas for cooking), and you pay KUB directly.


    High speed wireless is available throughout the building with no equipment to rent from Comcast. Internet is included in your rent.


    Unfortunately, we do not allow pets at this property (no dogs, no cats, no ferrets... you get the idea). No exceptions.

    How To Lease

    First, schedule a showing online to see the apartment(s) that interest you.


    You can apply online. Please fill out the application fully and completely. If you are working or receive a stipend from UTK, or have other forms of income, please note that and explain on the application. It is important that you fill out every part of the application to receive the highest consideration.


    We will not process an application until your application fee is paid. Each person living in the apartment must be on the lease and must pay a separate application fee.


    Most students, whether or not you are working, will need a parent or guardian (or whomever is providing your financial support in school) to sign a Guarantor Form. Graduate students with scholarships should send their award letter as proof of income.


    Once your application is approved, you will receive a Lease and a Guarantor Form. You must pay the security deposit (typically equal to one month's rent) at the time of lease signing. Your first months rent is due before you move in. Then, monthly rent is due on or before the 1st of each month. You must pay rent online (it's free), and you can request and monitor maintenance requests online anytime.
